Lyreco, one of Canada's largest distributors of office-to-office supplies, was located in Scarborough, Ontario with a distribution centre attached. In an effort to become more efficient, a real estate strategy was developed to consolidate their Montreal and Scarborough distribution centres into a new, state-of-the-art facility in Kingston, Ontario. In addition, this created the need to relocate an existing sales office in Montreal and to establish a new head office in the Greater Toronto Area.
Fulfilling such an ambitious strategy required the services of a truly integrated workspace partner that understood their business and could align their real estate model to support their business growth. In Mayhew, Lyreco found such a partner.
Mayhew defined the real estate requirements for both Montreal and Toronto, by thoroughly understanding Lyreco Canada's business model, and culture to create real estate criterion. Change came first in Montreal, where Mayhew provided consulting services to help negotiate and secure a new environment and provided the design services to have the space fit out. Then came the new head office in Toronto, where Mayhew prepared and managed the entire real estate RFP process, receiving competitive submissions from landlords, developers and listing agents for Lyreco's review before negotiating a real estate lease transaction for a new property on Warden Avenue.
With a new space secured, the Mayhew Design and Construction teams helped transform a "raw" interior and build out the space within a $35.00 TIA (Tenant Inducement Allowance) – all on time and on budget. Moreover, Lyreco had an initiative to become a leader in sustainability, which meant that we had a mandate to 'go green' in our design, build and fixture choices. To achieve this goal, Lyreco became our first client to embrace the Mayhew SmartSpace™ program.
Lyreco now occupies a progressive and productive workspace – one that is aligned with their business strategy by delivering results. Their environment has reduced the total square footage per person; improved workflow by creating more adjacencies amongst employees; and provided an environment that is flexible and adaptive to support their business changes… all in an ecologically friendly way.
MAYHEW INGENUITY
At $35 sq ft, Mayhew delivered a functional workspace with design aesthetics which truly leveraged our integrated service model. The Lyreco story is a powerful example of how Mayhew's full range of workspaces services can be leveraged to benefit a client, allowing for economization without outsourcing. This project provides proof that having a Real Estate agent, Construction Manager and Designer in the same office delivers ingenious results!
REQUIREMENTS
Lyreco Canada required an integrated workspace services provider to execute an end-to-end strategy that required real estate consolidation, relocation, design, construction and more. In doing so, they needed to:
- Decrease real estate
- Improve workflow
- Respect a low budget for relocation and design
Mayhew proposed:
- Grouped departments with proper adjacencies
- Increased exposure to Natural light
- Office size standards
- Workstation standards
- Low panels to improve light flow and collaboration
- Minimalist design to attain budget and achieve sustainability goals
- A great cafeteria (Lyreco wanted an appealing community eating area)
