In assessing their corporate structure, CTV saw an opportunity to streamline their departments and help their operations run more efficiently. The first step forward in this strategy was to centralize their sales force within CTV's downtown campus. This allowed CTV to accommodate long standing requests for growth in other offices.
In making the decision to centralize sales, CTV needed to ensure that, even though they were adding more people to their downtown location, their employees still felt they had the space necessary to complete their work in the most efficient manner.
The result was an intriguing and inviting workspace that optimized space utilization, through private and collaborative works areas, the buildings architectural features and access to natural light.
MAYHEW INGENUITY
OPTIMIZATION AT ITS FINEST.
When Mayhew was asked to adapt the CTV workspace for more people, we rolled up our sleeves and got to work. With careful planning, and special attention to the choice of materials and furniture, Mayhew was able to reach a fine balance that optimized space utilization, yet still maintained comfort for the employees. Each employee workspace only averaged 100 sq ft; and with added features like lower workstation panels, glass office fronts and doors, and access to natural light, the space felt as open as ever.
REQUIREMENTS
CTV was looking to centralize their departments into their downtown office. In doing so, they needed assistance with:
- Creating a more densely utilized space without sacrificing a sense of openness and while complying with code.
- Maintaining the existing architectural elements and exposing the infrastructure.
- Space planning to achieve the appropriate adjacencies and work flow
- Meeting sustainability objectives while managing costs in a climate of economic uncertainty.
RESULTS
With Mayhew's help, CTV now has an intriguing space, perfected for optimum space utilization.
- The space is a comfortable work environment with only 100 sq ft per person.
- Although the space is much denser than before, it still maintains an open and natural feeling through usage of glass office fronts and by bringing natural light into the space.
- The space's intriguing architectural elements were exposed and incorporated into the design.
KEY ADVANTAGES OF THE DESIGN
- The space was optimized for utilization but felt like a more open environment that maximized natural light.
- Flexibility strategy and use of reusable architectural walls will lower the costs and time required for future moves.
KEY DESIGN FEATURES
- Angled bulkheads created interest while still functional
- Glass office fronts that help each office feel larger
- Low workstations that allow for more natural light to flow into the space and improved collaboration.
- Created flexible office space which could be converted to event space in a 2 hour turnaround (ie. E-Talk, MMVA).
SUSTAINABLE DESIGN FEATURES
- Some construction materials were recycled back into the design, while other elements were recycled into post consumer product
- Minimized use of material by incorporating mechanical and electrical systems as design features within the space
- Flooring was chosen that was high in recycled materials
- Selected furniture had recycled content and was selected in order to optimize potential future reconfigurations.
