Blue Coat’s objective was to provide a creative, exciting,
and sustainable space for their engineering group including
room for anticipated growth. Blue Coat was rapidly growing
out of its space and could not renew its lease and had
engaged Mayhew who had met with key stakeholders
including Blue Coat representatives from California and
Thailand. This led to the provision of feasibility planning
that would be applied to their new floor plate. They further
wanted their facility to reflect their corporate vision of
being a leader in security technology solutions as well as
being leading edge, dynamic and progressive.
The new facility provided Blue Coat with a space that
optimized sustainable features thereby contributing to
bottom line savings. The space reflected an increase
by 150% of private meeting spaces as well as a 100%
increase in collaborative space within the new open plan
facility. This aligned to their business goals while remaining
within the budget guidelines they had set out.
RESULTS
With Mayhew’s assistance:- With Mayhew’s help, Blue Coat now has their own state of the art facility, a space in which they can manage their bottom line costs, and a space that reflects their business goals within the budget guidelines they had set out.
- The new space optimized sustainable features and reflected an increase by 150% of private meeting spaces and 100% increase in collaborative space within the new open plan facility. Blue Coat employees have expressed their ongoing satisfaction with the new space design.
KEY DESIGN FEATURES
- The design planned for an infrastructure to accommodate growth by a factor of 75%
- Blue Coat’s desire to provide a cubicle environment meant most built-up spaces were designed in the middle of the building; this allowed for a select few meeting spaces along the window perimeter.
- The warehouse open ceiling was maintained throughout to provide a volume of space.
- The constructed rooms (mostly meeting spaces plus a large central lunchroom and the washrooms) were designed and erected to have multi-height walls with some lay-in ceilings to give the space an architectural 3D look and acoustical privacy
- Over 100% increase in collaboration and meeting spaces
Sustainable Design Features
- Landlord added several overhead loading bay docks and filled overhead door openings with large windows.
- 5 skylights strategically placed in the roof to bring daylight into the central building areas.
- High tech server room complete with Ecosaire energy efficient floor units, bus duct and power source,
- ERV (energy recovery) roof top units to connect to the A/C units for energy savings. Interior enclosed rooms were all outfitted with motion controlled lighting.
